Homestead Declaration- Annual Requirement
IMPORTANT FACTS ABOUT FILING A HOMESTEAD:
In Vermont, all property is subject to education property tax to pay for the state’s schools. For this purpose, the property is categorized as either nonhomestead or homestead. A homestead is the principal dwelling and parcel of land surrounding the dwelling, owned and occupied by the resident as the person’s domicile.
All property is considered nonhomestead, unless it is annually declared as a homestead. The education property tax rate levied on nonhomestead property differs from the rate levied on homestead property. It is your responsibility as the property owner to claim the property as a homestead if you meet, or expect to meet, the following requirements:
You own and occupy a homestead as your domicile as of April 1, of the current year.
IMPORTANT DATES
- April 15; due date to declare your homestead (annual requirement). The difference between the homestead education tax rate and non-homestead education tax rate is approximately .04 per one hundred. The Town of Charlotte does not apply penalties, interest & other fees for homesteads filed after this date.
-
October 15; homestead declarations AFTER this date are classified as non-homestead. The owner will be charged the higher of the two rates.
