Effective January 1, 2025, Vermont municipalities are required to conduct a full reappraisal of all properties every six years unless a longer period is approved by the Director of Property Valuation and Review (PVR). This six-year cycle aims to bring property values closer to their current market value, address inequities in assessments that accrue over time, and ensure that the property tax burden is fairly distributed among taxpayers.

The last town-wide reappraisal in Charlotte was completed in 2023 and updated property values were reflected in the 2023-2024 property tax bills.

CURRENT USE INFORMATION:

In 1978, the Legislature passed the Use Value Appraisal (Current Use) law. The law allows the valuation and taxation of farm and forest land based on its remaining in agricultural or forest use, instead of its development value in the marketplace. The primary objectives of the program are to keep Vermont's agricultural and forest land in production, slow the development of these lands, and achieve greater equity in property taxation on undeveloped land. Benefits for land enrolled in the program were first realized in the tax year 1980.

For the 2025 tax year, the Current Use Advisory Board has established the following use values:

  • Agricultural Land: $510/acre
  • Forest Land: $203/acre
  • Forest Land more than 1 mile from a Class I, II or III Town Road: $152/acre
