Planning & Zoning

If you have questions about what permits may be needed for your building project, start by reviewing this page: Do I Need a Permit? After reading this, if you're still unsure what application(s) are needed for your project, how to interpret the Town’s Land Use Regulations, or have a more complex project to discuss, please contact the Zoning Administrator, Aaron Brown, at 802-425-3533 x207, or via email to schedule a consultation.

See links at left for permit application forms and the application fee schedule. Completed permit applications, with required sketch/site plans and a check for permit fees payable to the Town of Charlotte, can be dropped off at the Planning & Zoning window Monday through Friday, from 8:00 a.m. - 4:00 p.m., or mailed to our office. Please allow up to a week for response, and to determine if your application is complete as presented, or not.  Please Note: incomplete permit applications will not be accepted or acted upon by staff until they are determined to be complete.

A pre-application meeting with staff is required for all applications that must be reviewed by the Development Review Board.  These include proposed subdivisions of land, site plan reviews for commercial projects, conditional use reviews, boundary adjustments, variances, and appeals of Zoning Administrator decisions, including granted permits. Please call or email the Zoning Administrator to set up an appointment. We look forward to working with you.
